Venture General Contracting is hiring for a Project Manager to join the team!
Key elements of your day-to-day:
Estimating and preconstruction:
- Work with the preconstruction team on all preconstruction activities leading up to project launch.
- Establish a bidding strategy for the project (lump sum or negotiated). Cultivate and establish bidders’ list for projects.
- Define subcontractor bid packages.
- Identify and fill scope gaps.
- Work with Superintendents to develop project schedules, plans and other project related logistics.
- Develop project GR/GC’s based on schedule.
- Identify need for BIM or other programs and include findings in budget.
- Responsible for the coordination of all work being performed on the project through the use of 2D and 3D coordination, scope review, shop drawing coordination, and other methodologies.
Purchasing:
- Set purchasing goals including buyout and scheduling goals. Communicate goals with the project team and ensure goals are being followed.
- Create and negotiate subcontractor contracts and vendor purchase orders.
- Manage the timely purchasing process of materials for each assigned project.
- Create a comprehensive work plan for the project and communicate it to the entire project team.
- Review General Conditions and Venture direct work pricing.
Project and team management:
- Manage all functions related to the project including but not limited to project management, project controls, engineering, procurement, BIM, risk management, safety, profitability, and quality.
- Work with Risk Management to review and identify risks and concerns with owner provided contracts.
- Develop, train, mentor, and direct the work of internal project team members including performance evaluations.
- Continually review and monitor projects for potential risks. Work with the project team to monitor, plan for, prevent, mitigate, and solve challenges as they arise.
- Collaborate with the owner and/or the owners’ representative on any relevant project and contract related issues that arise during the project.
- Coordinate with and support the project Superintendent to ensure that work is being performed safely, on schedule, and per the contract.
- Responsible for the timely project closeout.
- Approve all overtime and extra work expenditures for subcontractors, and Venture labor.
- Monitor Field Superintendent’s performance.
- Meet set close out goals.
- Attend project close out meetings.
- Evaluate Subcontractor and Vendor performance.
- Support superintendents administering Venture Safety, Schedule and QA/QC Program.
Financial:
- Responsible for profit and loss.
- Create monthly cost reports. Monthly reporting on cost and operational issues to Senior Project Management.
- Deliver sustainable earnings from satisfied customers throughout the project.
- Ensure that all monthly pay applications and bills are created, accurate, and submitted on time.
- Ensure work is on schedule and within budget, and that project is brought to satisfactory completion.
- Prepare (with Partner buy-in) all Owner/Venture contracts.
- Set a buyout status log for all projects, review status monthly with Partner
- Confirm the contract properly covers all “business” issues of Venture’s proposal.
- Relationship management and business development:
- Cultivate and maintain strong customer relationships, including clients, tenants, architects, engineers, and subcontractor partners.
- Work with the marketing team and participate in pursuits as needed. Actively participate in contributing to proposals and presentations.
- Responsible for over accountability to both Venture and client for all aspects of the project, including schedule, budget, and quality.
- Strengthen jobsite culture by following Venture’s mission and core values.
- Pursue and sell new work based on goals set with Partners.
- Responsible for Venture labor and material expenditures.
- Establish bidder’s list for projects and cultivate new contractors to our team.
- Mediate all subcontract/Venture disputes, keep partners informed and ask for assistance.
- Other duties as assigned.
What you need to be successful in this role:
- A Bachelor's Degree in construction management or engineering preferred.
- 8 + years of experience in roles construction management roles with progressively increasing responsibilities.
- OR
- Equivalent combination of education and experience accepted.
- Proficient in Microsoft Suite including Office and Outlook.
- Strong working knowledge of project management and scheduling software:
- Experience in Procore preferred.
- Ability to multitask and meet tight deadlines.
- Ability to collaborate and lead teams effectively.
Compensation range for this position is $110,000 - $140,000.
